The Project:  Work with an old garage and obtain a Land Use adjustment due to its nonconforming location on the site.

The Challenges: Land use submittal / working with an old stucture

The Solutions: A desk cubby which allows for a valuable interior area for a desk as well as an interesting element on the exterior that hides the fact that it was once a garage.

• Type of ADU: detached new construction
• Current Use: owner’s primary residence.
• Ballpark Cost: $160,000

The Project: This project was intended to provide a garage with an ADU over it for the owner’s primary residence.

The Challenges:  Keeping within the height limit.

The Solutions: We used minimum ceiling height in the garage and shorter side walls above in the ADU with vaulted ceilings to maximize the ADU space.

• Type of ADU: Detached new construction
• Current Use: homeowner’s office
• Ballpark Cost: $85,000

The Project: The project was to create a garage with a studio over it for the homeowner’s office.

The Challenges:  Keeping within the height limit.
